Rodent control for Cascades townhomes and homes
Cascades is a gated subdivision on the north side of Pharr, listed at Cascades and W Minnesota Rd. It is made up of two-story townhomes and small-lot single-family homes on streets like N Crown Point and W Seminole Ave. Homes here are new, with many built around 2022, and most are rentals. Families are zoned to PSJA ISD schools, including Arnold Elementary, LBJ Middle School and PSJA North Early College High School.
People are often surprised to find mice in a home this new. It happens more than you would think, and the reasons are a little different from older parts of Pharr.

Settling gaps in new construction
New homes settle during their first few years. Small gaps can open where the slab meets the wall, around garage door frames, and where pipes and AC lines go through the wall. Builders also leave openings behind appliances and under sinks that nobody sees. A house mouse fits through a gap the size of a dime, about 1/4 in.
Shared walls between units
In townhomes, mice do not care where one unit ends and the next begins. They travel through shared walls, attic spaces and plumbing runs. If your neighbor has mice, you may get them next, and treating only one unit often just moves them over.
Small lots, close neighbors
With homes close together, trash cans, pet food and grills are only a few feet from the next door. One messy patio can feed mice for the whole row.
A growing edge of town
North Pharr is still being built out. Where open land is cleared for new homes, rodents living there lose their cover and move toward the nearest houses.
