Why businesses need a plan, not a one-time visit
A business gets deliveries every day, opens doors all day, and throws out food every night. Each of those is a chance for a rat or mouse to get in. One visit can clear the rodents you have now, but it does not stop the next ones riding in on a pallet. That is why most of our commercial clients use a regular monitoring plan.
Commercial rodent control in Pharr: where the pressure comes from
Pharr is a freight town. The Pharr-Reynosa International Bridge on South Cage Boulevard is one of the busiest crossings in the country for fresh produce, and warehouses and cold storage buildings line Cage Boulevard and Expressway 83. Trucks, pallets and produce boxes move through all day. Rodents follow food, and they can hitch a ride in with a shipment.
Restaurants along Cage Boulevard and Expressway 83 face a different problem: grease, food waste and dumpsters behind the building. Norway rats burrow near dumpster pads and grease traps, while house mice slip into kitchens through gaps at back doors and utility lines. The Valley also has no real winter, so rodents breed all year and there is no slow season.
Property types we service
Every kind of property has its own weak spots. Here is what we usually find and how we handle it.
| Property type | Common problems | What we do |
|---|---|---|
| Restaurants | Mice in dry storage, rats at dumpsters and grease traps, gaps at back doors | Traps in kitchen and storage areas, locked bait stations outside, door sweeps and sealing, service after closing |
| Warehouses and cold storage | Rats and mice coming in with pallets, open dock doors, nesting in stored goods | Trap lines along interior walls, dock and door gap sealing, exterior stations along the fence line |
| Clinics and medical offices | Mice in ceilings and supply rooms, low tolerance for any sign | Discreet trapping in non-patient areas, sealing pipe and cable openings, visits outside office hours |
| Retail stores | Chewed packaging and stock, droppings in back rooms | Back room trapping, loading door sealing, quick product checks |
| Apartments and multifamily | Rodents moving between units, roof rats in shared attics, dumpster areas | Building-wide inspection, unit-by-unit notes, roofline and common area sealing |
How a commercial monitoring plan works
- Site survey
We walk the building inside and out: docks, storage, kitchen, ceiling spaces, dumpster area and fence line. We note entry points and signs of activity.
- Map of devices
We place snap traps indoors on travel routes and locked, tamper-resistant bait stations outdoors where they make sense. Each device is numbered and marked on a site map.
- Exclusion work
We seal gaps with steel mesh, metal flashing and sealant, and point out door sweeps or dock seals that need repair.
- Scheduled checks
On each visit we check every device, record what we find, and adjust the plan if activity moves.
- Written report
You get a written record after every visit, kept in one place so you can pull it up fast.
Written records for health inspections
If you run a restaurant, food warehouse or clinic, an inspector may ask to see your pest control records. Our reports show the date, what was checked, what was found, what was done, and any fixes we recommend for your staff. Keeping them together in one binder or folder makes inspection day easier.
Train staff to report droppings or gnaw marks the same day and to write down where they saw them. That helps us focus the next visit on the right spot.
After-hours service that does not disrupt your business
We are open 24/7. For restaurants we can come after closing, and for clinics and retail we can work before opening or on off days. Your customers never have to see a technician in the dining room or on the sales floor. Warehouses running night shifts can schedule us for the quietest window.
What your staff can do between visits
- Keep dumpster lids closed and the pad clean
- Store dry goods off the floor and away from walls
- Check incoming pallets and boxes for droppings or chewed corners
- Keep dock and back doors closed when not loading
- Do not move or unlock traps and stations
You get a written estimate before any work starts. Call (833) 467-3366 to set up a site survey.
